Huckins Farm Property

Huckins Farm is a 164-unit residential condominium complex consisting of 110 freestanding residential structures, a clubhouse with an in-ground swimming pool, three tennis courts, an equestrian center with a barn, paddocks, a storage building, and an onsite office located at 49B Dudley Road in Bedford, MA.

A condominium is a form of property governance where the units (homes) are individually owned and managed under the umbrella of a Homeowners' Association (HOA), often with a property management company.

The inside of a condominium unit is the exclusive property of the owner as deeded. The outside of the buildings, all Huckins Farm land, and all amenities are owned in common with the other unit owners. Homeowners at Huckins Farm have a 1/164th ownership in Huckins Farm land and all common assets.  A master insurance policy covers the common area assets, including the homes and permanently installed fixtures such as cabinets, floors, built-in appliances (under the all-in master insurance policy).

Maintenance such as landscape, plowing and shoveling, external building repairs, painting, and infrastructure maintenance are managed by our agent and not the homeowners. Seven homeowner volunteers are elected to the Board of Trustees and are responsible for the property management and budget.

The Land

Huckins Farm is comprised of 294 acres. Building coverage accounts for 3.5% of the entire property. Approximately 55 acres are used for yards and infrastructure, and the rest is used as recreational conservation land being forever non-buildable. The site has a rolling topography of wooded land with fenced pastures, paddocks, fields and meadows.

Utility Services

Huckins Farm has natural gas utilities, with town water and private sewer lift stations that connect to the Town of Bedford sewer system.

Property Value

According the latest 2020 real estate appraisal, Huckins Farm buildings (homes and support buildings) were assessed at $308 per square foot for replacement value of structures which is non-inclusive of foundations and land.

Unit Improvements

During 2019, 104 units had new roofs installed (GAF 50-year architectural shingles with 3 courses of ice and water shield, 20-year full replacement warranty). During 2015 through 2018, 52 units were reroofed also.

Dwellings

110 free-standing one and two story residential structures: 61 Single, 47 Duplex, 3 Triplex

All units excluding the Claiborne model have a first floor master bedroom, All of the residential structures have a similar exterior design; however, there are ten (10) different styles of units with varying unit sizes because the complex was developed by two different developers. The initial thirty-five units within the complex were built between 1988 and 1993 by Codman Company with models designated as A-G for during phase 1 and the Ashview, the Braemore, the Castleton, and the Claiborne during phase 2.

Codman units have slab foundations and 8 foot ceilings. The remaining 129 units within the complex were built between 1993 and 1998 by Toll Brothers with models designated as the Adams, the Bedford, the Clayton, the Deerfield, the Ellington, and the Franklin. All Toll Brothers units have 9 foot ceilings and partial or full basements.

Sixty-one (61) of the residential buildings contain one individual dwelling, forty-seven (47) buildings contain two attached townhouse-style condominium units, and three of the residential buildings contain three townhouse-style condominium units.

All of the units, except the farmhouse, have an attached two-car garage and a screened-in or three-season porch, Homeowner upgraded builder options and after construction modifications may include a finished basement, skylights, finished sun rooms, and fireplaces. All units have A/C, natural gas heat, and natural gas or electric hot water. Units with a full basement also have a deck off the main floor.
